Hi BP'ers

Does anyone have any recommendations for Property Management Software that would be used for 3-20 units? 

I would love for it to be free but if it is worth paying for, I will consider it!

Rentec Direct isn't perfect, but it isn't bad. They will most likely be around for a while too. The market is highly fractured and some vendors just disappear. We see this in ACH payment providers too, as is well documented on BP...
