Any cashflow positive zip codes in Sacramento?

Dear BP members I live and work in SF bay area but am looking to invest in Sacramento county. I am interested in duplex's / Triplexes which cash flow. What zip codes codes in Sacramento make good rental areas for long term tenants, zip codes which are safe and low on crime. Any suggestions are greatly appreciated!
