Buy and Hold in Mississippi

Hello, 

I'm trying to find creative finance options for a buy and hold in Mississippi. Does anyone loan for this state? I live in GA but I'm currently investing in Mississippi. I can't see to find any lenders for this area. Does anyone have any suggestions?
