Closing on a rental in another state- targeting student rental

Hello BP people!  I'm closing on a house in Ohio (I live in CO) that I intend to rent to grad students. I'm hoping someone in the BP community has good insight and connections for both a lease template for students AND a good property management company referral in dayton Ohio.  Anyone out there???
