Selling Home to Relocate (Tenant Occupied)

Hey all, I acquired a property (4BR/2BA) in the IE of SoCal in April this year, and I have a tenant in there right now.

I'm considering relocating out of state soon, and am looking to sell this property and buy and stay out of state.

What are your recommendations on selling with/without the tenant in the house?
