I NEED ADVICE!!!! Subject to deal

So this guy turned his 2 story duplex into a single family. Very nice inside, no repairs. He owes 275k its looking like it's worth 310k. Mortgage payment is 1850. It's Ina flood zone so that's kinda why he's wants to sell. Max rent I could get is probably 2100. He's deff open to selling but he wants 60k for another home down payment cause he has no where else to go. What could I do with this? I can takeover payments but no way I could give him 60 maybe 10 at the most.
