Converting a dental office into Residential Rental

This property showed up in a small town where it may make more sense to have a residential rental than commercial.  Originally a house that was converted to a dental office.  I would like to buy it and convert it to residential rental in the state of Washington.  Has anyone done this, what is the process or how difficult is this process?
