What profession creates a commercial real estate Proforma

Good Day,
i need to put together a business plan to apply for a construction loan for a commercial real estate property... After extensive research I learned that the business plan is only as good as the projections displayed in the proforma.

Which professionals deal with creating a proforma ?

Most likely a real estate appraiser with commercial experience but talk to the lender to ask what they look for and a possible referral. Best of luck with your investment.

@Kyle Charles - I am assuming it is you that is apply for the loan and this is your project?  If so, YOU should put together the proforma.  You can certainly solicit help from other resources but you should know these numbers inside out and be comfortable with them.  Again I am assuming this is your baby.  I have seen several instances where smaller banks will do the proforma for their inexperienced clients in an effort to secure the financing.

"Proforma" data is only 'a projection of what should be fair and reasonable expectations for income".

Looking through BP, you will see comments like 'get the true rents, not just the proforma ...' as whoever creates a proforma can make mistakes OR intentionally mislead when negotiating a sale.  For Commercial Offer to Purchase, the Estopple is a means to ensure the own's statement for the rent roll matches what the tenant(s) are actually paying.

MLS rents sometimes are openly declared as proforma.

Any document like Projected Income or Proforma Sales is not signed nor notarized, so they ALL can be suspect.  To add credibility to something you create,  find & cite the resource(s) used to establish your numbers, very similar to finding Comps for residential homes.

Kyle:  What type of property?  You can create a proforma, a commercial real estate agent, or a developer.  There are consulting companies that are experienced in development projects that can assist as well.
