Let's say you're starting out, you have almost no experience in real estate investing but are now your own boss.  You've got $30,000 to play with.

How would you use that capital?

With no experience, I'd find the cheapest turnkey property I can, and do a conventional loan where you put down 20-25% and start renting it out.
