Newcomer in the Iowa market

I'm starting my real estate investing education (attended one of those weekend boot camps but didn't sign up) with the idea of seriously getting started next year. First is the business plan and form the company. I've been a licensed architect for over 25-years and worked with a general contractor for over 20-years. Although mostly commercial work, I am fluent with cost estimating and scheduling. I'm going to get started with a 5-year plan and build both passive and active income.
