How to buy a deceased persons property

Here is a little run down on the property I am asking about. In the neighborhood I live in, there is a house that has been sitting vacant about 4.5 years. I have lived here about a year and noticed signage on the windows stating the house has been winterized. In doing some investigation, I was able to find out that the person has passed away with no immediate family (she and her husband whom died before her were both only children). I was able to find a close friend of hers who says she was willed everything from this woman and can get the attorney to give her a certified copy. She doesn't know how much was owed on the property which I know will eventually dictate whether this is a deal or not. Is there a way to purchase this property via this individual since the deed is not in their name or am I wasting my time? Thanks.
