New Jersey - Investors with experience in constructing new homes

I am looking to do some analysis on new construction in Central Jersey (middlesex county) where we can either buy land and construct multiple single family homes or buy an old home, flatten it up and construct a new one ground up.
Looking forward to partner/connect with investors from central jersey area who have invested in new construction. I am sure there are number of things to be taken care of.
