Huntsville Rental Market Suggestions

Hello, I will be at Huntsville this weekend taking kids to the Space & Rocket center and since I am going to be in town anyway, I thought of visiting some area areas that may be good from a buy and hold rental investment standpoint. I am from Nashville and currently have one rental property in town. Ideally I would like to invest in Nashville market, however the inventory here is very low for my price point and thus I have started looking out. I would prefer to invest in a 2 bed 2 bath single family home, managed by a PM, in an upcoming part of the town. My focus is cash flow, more than appreciation. Madison is on my list because of the schools. Any thoughts on other potential areas that I should look at? Thanks for your help.
