Durable topcoat for rental hardwood floors

We're refinishing hardwood floors in our 3 family that we recently purchased. In some un-salvageable areas we're putting down Trafficmaster Allure vinyl plank flooring. 

In your experience or research what is the most durable topcoat for the hardwood floors? We are not staining, just sand then topcoat with a clear finish. We want it to last as long as possible, and when it's un-salvageable we'll put the Allure over it.
