Sale rentals with tenants or without ?

I am looking to liquidate a few rentals, don't know if I should wait until it's vacant or should I just sale it with tenants in it... A few families stay there for long time, they are very good and willing to stay for 3 or 5 years more years . But the house not as clean and neat when I show it with renters . But if I move them out, don't know how long will sale it and lost almost 6k a months for 5 houses ... Any suggestions? Thank you!

Higher them a cleaning lady during the sales process?  Probably cheaper in the long run and makes your tenants look clean.
