This article is pretty interesting, although they haven't calculated 2009 yet.

The Rich are moving. This will hurt the tax base of states where they're moving from, and help the states where they end up. Even after adjusting for property taxes, Texas is #4 and Florida is #8. You should be able to figure out which states are suffering (read:liberal wackos!)
    The tax the rich strategy doesn't work in states evidently. 
   My storage facility I bought is 4 miles from #1 rated county in the country. Pretty cool! TX and FL are smoking the competition.

And I'm one that moved to Florida.  Prices are so low it's ridiculous. Taxes are still low compared to Wisconsin. Not sure about insurance, but the lack of income tax sure cancels that out for me.

I took a serious look at Texas before moving here and I can clearly see the draw there as well.

I've lived here (TX) for 8 years and I love it. You can make a good portion of what you'd make in the real big cities like LA, NY, etc, in your day job, yet the cost of living is a fraction. And it doesn't seem to be a bad place at all for a RE investor.

There are many of us here in FL that don't see the investors leaving. More bidding at foreclosure sales. More negotiating on REOs and more trying to do short sales. I hope more continue "leaving". Rich

Most of the investors I know of are packing up and leaving Florida. Insurance jumped 40% after the 4 hurricanes went across their state in one year. Property taxes have jumped also. Weather has gotten to be too hot to tolerate. Many are making their way to NC or deciding that the snow in NY/NJ is not quite as bad as they thought it was!
