I've got the investor; I'm searching for Pocket Listings

Any local real estate agents who are members here on BP have any pocket listings or upcomings in the following areas? Arlington, Grand Prairie, Cedar Hill, Desoto, Duncanville, Lancaster, Seagoville, Glenn Heights, and east Fort Worth. I've got an investor with these criteria: looking for homes up to $100K and will also consider going a little over, 3 beds/2 baths, turnkey (small cosmetic TLC, nothing too major), preferably the home has a tenant but if not that's okay. He's mainly looking to buy and hold. He has the 20-25% to put down and will finance the rest. I know most wholesalers would prefer cash buyers but I'm sure there's a small mix out there who'd consider an investor with a loan. Respond to this request if you've got something.
