Raising rent and writing lease agreements in Ontario

Recently purchased our first multi family property in Ontario, Canada. I realize Ontario is a fairly "tenant friendly" province and was wondering how fellow landlords went about things. 1. Raising rent. How many landlords raise rent yearly? The tenants at our property have lived there for 5 years and have never had a rent increase. According to the "Ontario rent increase guideline", the max we can raise rent this year is 1.5% 2. Lease agreements Does anyone have a prefab easy to use lease agreement template? Or any advice on where to find one? I have a rough draft of one that I have started myself, but thought it might be nice to look over a couple documents from experienced landlords.
