Investor from Silicon Valley, want to join local meet-ups

Hi, I'm an investor based in Silicon Valley. I want to invest in buy-and-hold in single family, multi family and eventually apartment complexes. However, home area is at low CapRate and high buy-in prices. Would want to learn more about out-of-state investment opportunities, meet and connect with local partners.
