Is Columbia, TN a smart investment?

Question

What are everyone's thoughts on investing in Columbia, TN? I have been watching it for a while and it seems to be on a steady climb.  With GM and all of the other businesses (suppliers) it will bring with it, this seems like a good time to invest there. By the looks of it, some have already started.

I've kept an eye on and off on Columbia. It seems to be appreciating pretty well, despite being a rural suburb of Nashville. Rents are on the rise. On the south side of town there's a pocket of "rough" that doesn't seem to be doing much, so beware of that. Otherwise I think it is a great area for rehabs and rentals. Just too far for me!

Cool. There are still deals to be found in Columbia. You are correct that some investors are already active  there, that's generally true of every market.  I like Columbia, and hope to see something like the real estate activity that came when Saturn first came, though I doubt it will be at the same level. It's just speculation on my part, of course. All of that new construction in the 90s is due for updating and rehabbing!
