What do You always make sure to do?  Ask the tenant?  

Paperwork to give them?

How do you wrap up the conversation with any key statements or questions?

I'm working on upping my game to maximize quality tenants and revenue. 

Where do you get your lease agreement and application?

Usually the property does most of the talking for itself.

Showing is a skill, and there is no doubt an inept showing can prevent a sale/rental, but the hard reality is no amount of fluffing and expert salesmanship is going to get a buyer/renter to bite if you're asking too much $ for the condition/size/location/etc.

So knowing that the property should speak for itself, your goal needs to be to let it do so.

Make sure it is staged well and is well-lit.  I always arrive a few mins before customers to make sure every light in the home is on, and blinds are set to allow more light in.

Also, whatever room/feature you feel is the 'best' (watch your customers for clues here to see how they react to), make sure that when you end the tour and are ready to do your final chat/sales talk you are in that best room.
