Input on Potential of Macon (Mercer University area), GA

Hi BP family,

I'm looking at a buy and hold opportunity near Mercer University and hope you all can help with insight on the area.  I've ran the #s, its a decent deal assuming no structural issues, but want to get a better understanding of the potential of the market (rental growth, employment growth, emerging trends etc)
