How to find properties before they are sold

Being a new investor, I rely on websites such as Zillow or Realtor.com to find listings. Time and time again I discover these properties are no longer on the market even thought they are listed on these sites. I am trying to find the best way to search for properties and use something that is more realiable and accurate.

Any advice or tips on where to find properties on how to go about this are greatly appreciated!

Alex Flaugher get in touch with a local realtor and give them the specific criteria you are looking for and ask them to set you up with MLS notifications.

If you are in a competitive market you may want to try and find off market deals. Drive for dollars, send direct mail, look up pre-forclosures, code violations, etc
