Call your local tax assessor. The chief appraiser generally has types of assets by code. They might have a separate list for all multifamily 5 plus units in the area.
Sometimes these lists might be a few hundred on CD and other times a nominal amount. Every muni is different how they run things. You then look at tax records to see who owns the property. If it is an LLC then you can take that name and go to your state secretary of state website for a search. You look up officers of the LLC there and it often has phone numbers,e-mail addresses, etc.
Before the corp search just google the llc that shows up in the tax record for the owner and they might have a website with contact info already.
I used to do mail but through research I can find owners much quicker and save on postage.
