I am considering building a house for immediate resale

I have cash available to invest in real estate. I am entertaining the idea of networking with a local custom builder that I know to build a new home with the purpose of selling it once completed. I am a real estate agent and have access to the MLS to research comps of subdivisions in the same general area. I will purchasing the lot and then start building the house shortly after. I have seen some houses he has built (great products) and I have researched him to make sure he is update in reference to the bond, insurance, licensing. The builder has an entire network of workers to complete the job from beginning to end in approximately 3-5 months. Since this will be a first for me, I would appreciate any advise of what I should be aware of or things to keep in mind before, during and after the process. Thanks in advance and God Bless!
