How does this sound for a Pet Policy for Dogs?

Question

I am trying to rent out my house in NJ (rent is around 2500). I don't mind cats but I prefer not to have a tenant with dogs. So if I say that a dog would be $80 a month extra, would that be too harsh? If it is could you recommend a better one?

True service animals are not considered under a pet policy.  You can't charge a deposit or a monthly fee for one.

What about just saying pets considered on a case by case basis.... vs calling out dogs. All you need is for someone to claim their dog is service animal..

If you think its fair, and if the tenant thinks it is fair then its a good deal! Just give them a price which works for you and see their reaction.

Good god man cats are far worse than dogs when it comes to the destruction of a home..

You state that you would prefer to not have dogs, What exactly does that statement mean. Is it your goal to not have dogs or to make money off of tenants with dogs. Decide. You will not survive in this business if you are wishy-washy.

Best policy to prevent the destruction of your property is NO PETS.

I take a "non-refundable pet fee" up front - usually about $250, followed by $20-$50/month pet rent depending on the type of pet

$80 per month seems high but we are in different markets.   Check to see what some of the larger apartment complexes in your area are charging.   We charge a monthly pet fee for pets.   We do this instead of a pet deposit.   By nature a deposit could be refunded.   When it is a fee either monthly or at lease signing you are indicating that it is not refundable.  I like a smaller monthly fee.   That way if they stay 3 years I get it every month.   Not just a one time fee at signing.

One time fee $350

Monthly Fee $35 per pet   =$420 first year and $420 every year after they stay.    You come out ahead.
