Prospective tenant with bad credit using parents as cosigners
I listed a townhouse in a very desirable neighborhood outside Portland, OR 1 week ago and have only had 2 serious inquiries. I'm hoping to get it rented out by Sep. The first applicant is a family already living in the neighborhood looking for more space. Background checks came back fine but credit was bad (400s) and showed recent late payments (not on rent). No previous evictions. Retired/financially secure parents are willing to co-sign. I know Oregon is a very tenant friendly state and very difficult to evict someone so I'm concerned. Keep looking?

I have zero authority to speak on the subject, but if I was in your shoes I would keep looking. Quality, quality, quality. I would rather have a few headaches on the front end trying to find good tenants, than deal with bad tenants on the back end.
