New To Investing - Should I become a real estate agent?

I have a real estate agent who is very conservative, who doesn't know about creative financing (nor dor I really), and who seems to care more about putting in a "reasonable" offer, than putting in an offer I am comfortable with.

Should I just become a real estate agent myself and handle all the transactions myself?

You could also find another real estate investor who knows the investment business. There are hundreds of realtors in Winnipeg.
