1% or 2% rule...which do you use to evaluate a purchase?

Hi everyone, I'm looking to get into serious investing. I've been reading a lot about the 2% rule but also the 1% rule. In the market I live in (South New Jersey/Philadelphia area) it seems extremely hard to find something that meets the 2% rule. My question is when you are investing in a property, do use the 1% rule, the 2% rule, or something just in between? Thanks for all your help and guidance, I really love being part of this community!
