Houston investors!!! What opportunities do you see?

Question

As a result of the widespread damage from the hurricane, I am wondering what type of investment opportunities do you local Houston investors see?  This is not meant to take advantage of people while they are at their lowest point, but opportunities that all parties can benefit.  For example, are there people who are just too exhausted to rebuild, but are willing to sell their flood damaged property and remove themselves from the situation?  People who rather take whatever money they can out the property and move somewhere else?  Or was most of the damaged homes in lower value areas (similar to when Katrina hit New Orleans, low valued homes did not make financial sense to rebuild).  This not meant to be an inquiry  about "vulture investing".  Just looking for a "win-win" situation for everyone.

Also what will happen to people who are already facing foreclosure? Is there opportunity to still help these people and maybe do some subject to's?

If you have a vacant house, the near term is going to very nice to rent/sell the property with so many homes and apartments flooded (apartments confirmed already jacking up rates).

Maybe you can find people just trying to sell? I'd imagine there's a ton of people already going after those who have flooded. But the flooding didn't discriminate, this affected all types of housing across ALL of Houston.

Like somebody else mentioned above, contractors are really going to be the winners because they will have solid work lined up for a VERY long time.

One thing that isn't really discussed much is that some people are going to have to wait weeks to even get back into their homes (like my parents). There is a huge short term need for housing and I'm not aware of anything (maybe there's something?). Luckily my parents have a pretty solid network of friends and family (staying at my house now).

I'm sure there is some other things investment related, but I think the big thing currently is the flood took out a nice chunk of the housing supply.

The opportunity is to fix homes.  Contractors will win.

So many I've talked to have nowhere to go and have so many reasons to stay.  Short term housing will be good too but there is already tons of oversupply mega apartments here that will get filled short term.

Thats the play...the workers will get a short term boost in jobs.  A basic floors walls renno is getting quoted timeline of Thanksgiving on our block...one crew doing  10 homes.

As I said in another thread there will be a huge need to rebuild the city. As you stated some people will want their insurance money and move to somewhere else. The city is just now starting to demo affected houses and not everyone has drained. Right now we're quoting demo jobs, though many people are waiting for insurance assessors.
