You live two hours from the carpet capital of the world (Dalton, GA).  You should be able to find very nice low-end carpet for less than $9 per square yard ($1 per square foot).  I haven't purchased from there in a while, but do some research online (or drive up there) and you should be able to find a lot of good outlets/distributors.

My guy has what are called 'rem packs'.  These are remnants he's purchased in bulk.  I ask what he has and he shows me the 3 or 4.  They are usually about 12x40, so you might be able to do 2 bedrooms or a living room and bedroom with the exact same stuff, then change colors a little bit.

Retail the remnant carpet is about $3.50/ft (good stuff!), but he sells to me for $1.29.  Carpet/pad/install for me is about $3.50/ft with rem pack carpet, but I get high end pad with vapor barrier for my rentals.  Cheaper pad is available @Erin Silva

We have enough volume to be retailer that’s not for hire. We have our own installers, and we’re buying entire rolls directly from the manufacture. That cuts down cost a lot. Right now were remodeling units at a rate of 6 townhouses per 30 days. We have a 2 month backlog right now.

We have used the $.99 per sq ft "lucky ticket" carpet from Home Depot. People seemed to like it.

We’ve gotten it down to less than a $1 per foot for everything, this includes take up and install, pad and metal.

I buy box store carpet..I usually pay about .65 a ft. Pad about .30, My installer charges about .70 a ft depending on seams and prep work needed. We alow pets and this carpet/pad is usually destroyed within 5 years. But at this price point it is paid for with pet fees/deposits multiple times.

That is the reason why it does not look right. Rolls is not uncommon, I order directly from the manufacturer, I don't even do one a month. You're only backlogged 12 units, that's like 5 days of work for me if I put my crew to install them.

My carpet place in Auburn, AL said I could buy a whole roll for cheaper and they'd store it for me if I couldn't use it all at once.  But I did a quick poll on here and discovered everyone recommended vinyl interlocking faux wood planks instead of carpet.  Keep in mind, it's for rentals, but still, I live in a apt. with that faux wood stuff and love it!  (I currently rent because I temporarily live in a city where I don't want to own.)

You get better price and appreciation from laminated flooring. Many new homes the upgrade flooring is laminated popular in light gray at $2-3 from HD + installation.  The builders charge a lot more for these semi-custom or tract homes.
