What are you charging for washing/drying?

I have a small apartment in San Jose, CA.  It's only 4 units and has a washer and dryer in the complex. What are other landlords in the area charging for washing and drying?

@Chris Angels  Check what the local/nearby laundromats are charging and then lower yours by 25 -50 cents.

View this more as marketing and a benefit to the tenants residing in your unit.

You'll do far better off financially with better quality tenants and scheduled rent increases then by a few extra dollars from the coin op.  I say this since your units are in San Jose.   Other parts of the country may have different controlling knobs to the investment strategy...

I actually went down to get more use from the tenants and pay off the machines quicker. My initial problem is that I had new tenants that had to go out and find a laundromat before we had ours done- so I needed to wean them off of it.

I was pleasantly surprised that I had over estimated electric. When I went through the numbers on water/sewer it was apparent that under our "stepped" billing I was routinely leaving about 7000 gallons or more of water unused until the next price step.

So I went down to $2 a wash and $2 a dry. We did a really nice job on the laundry room (still doing finishing) and share it between the 2 buildings. If it continues to get used regularly than I will purchase another washing machine, but I will hold off on the dryer until I can run a gas one. Besides, 3 of my units still have en suite which will be ripped out on renovation. I think a 2nd washer will get more use than a 2nd dryer.

I charge between 1.25-2.00 depending on the building and machines. i have a mix of machines... After a bunch of recent repairs and replacing one, I'm going to speed queen.

I price mine just as others have stated, about .25 less than the laundry mat nearest the building.

I charge $1.75 for wash and $1.25 for dry. I am planning on raising them to $2 each.

Mine are top washer and front dryer (white) - speed queen.

The laundromat down the street charges a touch more for the same but also has bigger machines- the dryers are by time- so potentially cheaper. The laundromat is filthy.
