Financing rehab for property you don't own

Would very much appreciate your wisdom and guidance in this scenario:

A owns property in CA which needs $50k cosmetic rehab. A has no cash. B is willing to finance the rehab which will dramatically increase ARV. A and B will share the profits from the sale at COE. What are the prudently available structures for A and B to make this happen while keeping everyone safe and legally protected?

1) B is added to title as rehab begins

2) Shake hands and hope for the best
