It's always a good time to buy rental properties for cash flow. Deal needs to make sense though. I have clients waiting for the market to go down but it actually keeps going up so with that said better sooner than later.

As long as you get a great deal with solid numbers - ALWAYS.When markets are great, rents are up.

When markets are crap, rents are up even more. The person who forecloses on a $1800/mo mortgage will still need somewhere to live.  Thus, my B/A class rentals $900-1500/mo fit them perfectly.  We have even more demand in a BAD market.
