Really depends on what you are looking for and your resources obviously.  I did a 1031 exchange of a duplex in Long Beach, CA to buy 5 units (4 SFR's and a duplex) here just back in May.   I could have easily bought a 10 unit apartment complex for $850K but chose to spread my properties around.
