Property management fees - Lease up fees??

I just deleted my post.   Trying to stay professional.

Here is my question:

how do you all feel about the following lease up fees?

1. An amount equal to 1 full month’s rent for all leases with a term of 17 months or

less;

2. An amount equal to 1.5 month’s rent for all leases 18-35 months in duration;

3. An amount equal to 2 full month’s rent for all leases with a term of 36 months or

longer.

That means if the PM finds a short-term tenant for 3 months, they can still charge FULL month's rent.  

also, if the tenant  signs a 3 year lease, then PM charges 2 months of rent as lease up fee for the EXACT same work as signing up a 1 year lease. 

I'm not a big fan of PMs in general....and finding this makes me even less of a fan.
