New bee: Looking to move and rent existing house

My family and I live in a home in a great neighborhood. The house (which is in my wife's name) is valued at approx $230,000. We purchased it 15 years ago for $80,000 and owe about fifty. We are now looking to move, but want to rent our existing house and possibly buy another rental i.e the BRRRR. Any advice on how to proceed?
