Assessing the value of a property in Euclid

I'm trying to assess the market value of a property in Euclid area, more specifically on 254th st. It's a 3 Beds, 1,100 sqft, rented for $800/mo.

The surrounding area past sales varies between 20K to 70K. Zestimate says 60K, Redfin says 45K What do you think the houses there worth at the moment?
