Be an agent, raise seed capital to start investing?

Has anyone here started out exclusively as a real estate agent before moving into the investments yourself? How successful was you transition from agent to investor? Did selling houses act as your method of raising seed capital?

My father started into real estate this way. It does take a while, but you learn so much about the industry prior to investing, and you get a feel for what the customer wants in a home.

I can see this would be a slow way to start in investments, but would be a great way to make contacts within the industry over time.

My friend John Cohen did this very successfully as a broker for a large commercial brokerage firm, where he learned the business and created a network of investors.  It's a good way to go if you want to learn the business, but the downside is that you have to be prepared to last for a while until you make money.

I started in a different industry, but a buddy of mine who convinced me to start this REI journey was an agent prior to starting his own investments. So it does work

@Tyler Horton, I started as a real estate agent. Was vital to me getting into the industry. Didn't help too much in building capital however, wasn't nearly as lucrative as investing.
