Lending Money to Flip/Rehab

I am new to the forum, and also the idea of private lending.  I am looking for advice, typical lending rates, requesting a lien position, requiring minimum return, etc(as a lender).  Any other advice would be welcome as well!

Are you wanting to be a private lender or a HML?

Private lending is lending to your family, friends and immediate circle.

This type of lending is typically cheaper than HML's because it's just whatever you negotiate.

HML's charge higher interest, often have points, minimum loan requirements, etc.
