Looking for Private Lender for Augusta GA properties, 12% return.

Hello! My company is AIM Design and Rentals. I manage my own properties and am looking to expand from my current 5 properties within Augusta GA. I buy distressed properties under 50K, flip them and then rent them.

I am searching for Private Lenders for short term loans of no higher than 10K to finance closing costs/rehab/property purchase. I am offering 12% interest with monthly repayments for no longer than 24 months. The property itself will be the guaranty.
