HI BP,

I am in the process of securing my first rental property and need to find a company for insurance. Does anyone have suggestions regarding good landlord insurance companies in Columbus Ohio?

Also are there differences in coverage during the rehabbing phase and final renting to tennants?

Thanks in advance.

    Congrats on your first rental!

I'm an insurance agent here in Ohio as well as a fix & flip investor in Cleveland and I'd be happy to answer some questions for you.

Giving you a basic answer I'll echo @Jason Bott said above in that you will need different policies for the two phases of your project.

You could possibly use a vacant policy for the rehab part of if more extensive work is being done you may need builders risk.

Once you have leases signed and tenants ready to move in you would need a dedicated landlord policy.
