Big opportunity in Greensboro NC

I am looking for a partner for a great deal I came across today. The property is a historic neighborhood and listed at $160k. The property has a new roof and furnace and has been moderately updated. A house down the street sold for $274k and one is currently listed over $300k. 

I think $50-75k in upgrades should get this property in great condition. I have a few thousand dollars, I’m looking for a partner for a hard money loan. A cash investor would also be great.
