House hacking for a renter

I came across an interesting property on Zillow. A 6 bed 4 bath house 10 minutes away from a college, close to shopping and across the street from a park. They’re asking $2000 a month rent. And as a college student i could easily rent out bedrooms to fellow students for $450 a month and live in the property myself. Is this a bad idea? It’s zoned as a single family house, and has a mother in law basement. I would cash flow $250 if i keep it rented, and i would live for free. Thoughts?
