Memphis TN: Need Financing for Client: Private or Owner Financing

Friends,

I have a client looking for their first real estate investment. They have good income and credit but  little money set aside for investments. Who can help out with financing once they find a deal that they want. We have several in mind already.  

What are the "typical" terms and requirements when dealing with private lending?
