Getting a loan for under 40K and a decent rate in Ohio!

Anyone else having a hard time finding back that will even loan for under 40K SFH? I have excellent credit a great job and money in the bank - I'm looking for a 5%-ish interest rate but banks seem to not want to lend for a smaller amount. Looking to find the right bank to build a large portfolio with, but that also doesn't seem to be enticing to them. Any suggestions?!

US bank will do loans as low as 35k I believe. If you go lower I believe they add a rate tack on. Above that the rate will be competitive, currently around 5.5 for 30 year fixed
