how to make a proper spreed sheet/attract an investor

hello my name is Daniel...and i currently remodel houses. and would like to partner with an investor,me paying for labor and material and the investor covering the purchase price... and my question is how do i make a proper spread sheet,to attract a potential investor?

Better yet, let the investor pay for the property and pay for materials and pay carrying costs while you manage and do the contracting side. Put together a Joint Venture agreement with someone that has an IRA or 410(k) that wants to make better money than they currently are making. I show my projects to investors on paper napkins at a restaurant until I'm convinced they are interested and have the ability. I put together a specific spreadsheet when I have found a specific property. Too much detail in the initial stages doesn't get you anywhere. Leave them asking for more. If they don't ask for more info, they aren't interested.

Every deal is different of course, but you want to look for a Safe investment (cash flow or flip, etc) that has returns that are greater than they can get in their current investment.
