Houston Flippers - When do you stage your flips???

Hey, Houston house flippers. Just curious if and at what selling price point you do or would stage your flip? Thanks in advance for your wisdom.

I staged a $150k 816 SF house. It sold in a couple days. Whether the staging helped or not, it was furniture and decor I bought so I plan to stage all of them no matter the ARV. It only takes me a couple hours and a helping hand to stage (living, kitchen, master, dining and bath).

My real estate agent included it in our agreement, so we did it at $210K.  But it worked, and we got damn near full asking with multiple offers.  Send me a message and I'll share her contacts.

I also think it isn't 100% depended on price point, but depends a lot more on layout.  If you got big open spaces or rooms where you aren't quite sure what should go there, then you would want to consider staging it.

I've never staged a flip but I'd probably consider it if it met a few criteria.  These are just some of the things I'd consider:

1.  If the ARV was at least 250k... Preferably more.

2.  If I had a comfortable enough profit margin.

3.  Would you stage the whole house?  You could get by just staging the living room, dining room, and master bedroom.

4.  What's the market like in that area?  If it's a hot market it may not be necessary.

5.  If your asking price is at the top or above the comps in that area.

6.  Would you pay a designer to stage it or do it yourself?

7.  Does the house REALLY need to be staged or was it rehabbed well enough to get the attention of a buyer as is.

Like I said.. I've never done it but under the right circumstances I may consider it.

I’m seeing flips in the 250 range are being staged.  It’s changing.  It used to be in the 300s above
