Anyone buying rentals in Anderson Indiana?

I'm looking for opinions on buying BRRRR properties (SFR and Multi) in Anderson In. I have read a lot about the community and it's slow rebound from the recession, but my concern is there are not many comps for a decent ARV. Has anyone had luck BRRRR-ing properties in Anderson and if so please share your experience.
