Best places to BRRRR in DC/MD/VA?

Hey BiggerPockets!

I live in Northern Virginia and looking to get started building my portfolio and wanted to see what the best locations were for BRRRR strategy in the DMV region? Most of the houses are in the $500k and up price range and would like properties at a lower price point for my first effort out of the starting gate.
